About Us
Creating Homeowner Solutions LLC is a company founded by long-time real estate investor Gary J. Litchfield. Gary has over four decades of experience in all facets of real estate development, including constructing over a thousand single family homes, over 150 permitted and built condominiums, and has bought and sold millions of dollars of rental properties. He currently maintains a rental portfolio of several million dollars.
The team at Creating Homeowner Solutions LLC is passionate about helping non-traditional buyers and sellers achieve their goals of selling and buying their homes. We help sellers that need to sell their homes quickly but don’t want to deal with the “We Buy Houses” firms that offer 30-40% less than market value. We create a win-win transaction with terms that provides market value for the seller. With our lease-option program we help buyers get into a home who may need time to qualify for bank financing, credit repair, seasoning or need time to build a larger down payment. We strive to find positive outcomes for all our clients’ needs.

This is our acquisitions manager Usman Mirza. Usman studied Finance at the University of Massachusetts Lowell and has an extensive sales background. He spent time in the fitness industry, the automotive industry, and the financial industry offering solutions and guidance individualized to personal goals and desires. Usman has a book of business with lasting relationships created through providing transparency and professionalism. He takes great pride in operating with integrity, listening to the needs and desires of those we work with, and creates deals based around what our clients need. He is fully committed to helping the clientele we work with, sellers and buyers, in the best way we can. He works with sellers to buy homes at or above market value through the use of mutually beneficial terms. He also works with buyers who desire home ownership but do not qualify for conventional financing, and is able to make their dreams a reality. Whatever the situation is, as a transactional engineer, Usman is confident he can provide a solution to home ownership.
Here at Creating Homeowner Solutions, Usman’s goal is to provide solutions for sellers who need a fast close, need relief, or want to walk away from their home with as little time and effort as possible, while still selling for at or above market value. He also provides solutions for buyers who desire homeownership but do not qualify for traditional financing. We believe everyone has the right to home ownership and strive to make that a reality.
